An advertisement has been placed in the Isle of Man Examiner 25th November 2008 and Courier 27th November 2008 by DoLGE inviting tenders for ‘Environmental and Highway Works, Refurbishment Works to Existing Dwellings and Demolition Works and Construction of 17 New Dwellings’.This is what could be called the ‘Paper Stage’ and we are still a little way away from the commencement of physical work on site. DoLGE have placed the advert early as they want to involve a contractor in the detailed planning and organisation of the proposed works as early as possible.This work has been explained in consultation with the effected tenants and members of DoLGE.Itis likely to involve the widening of the entrance off Douglas Road to the estate, subject to Planning Approval; see picture above, and the demolition and replacement of the houses Nos.83 to 105 with new homes, again subject to Planning Approval. The reason DoLGE wish to implement the road widening and the early demolition of existing houses is to allow safer access to the estate, especial for HGV vehicles etc. during the planned environmental works and refurbishments to Barrule Drive, Crossag Close, etc. It is also understood that the present location of the houses will be used initially as a ‘compound’ for the afore mentioned refurbishment. At a later date the ‘compound’ will be replaced by 17 dwellings, believed to be mainly flats for older tenants, but as yet this is not confirmed. DoLGE hopes to undertake a tenant consultation on the new build proposals in early January and submit a Planning Application as soon as possible after that.
Tenants were also reassured that for health and safety reasons DoLGE will require the contractor to plan for and control all movements of larger vehicles into the estateespecially during school opening and closing times.
